Home inspectorsWhat do they inspect? Home inspectors are professionals that are trained in examining and understanding if the house in consideration does not have too many obvious deficiencies. A home inspector checks the structure, exterior, roofing, plumbing, electrical, heating, air conditioner, ventilation, interiors, fireplaces, attics, appliances, and the lot itself. The following is a breakdown of what the inspector should look for in these specific areas. Structure – Covers foundation and framing. How is the structural integrity of the foundation? Is there any evidence of cracks, shifting, or moisture problems? Exteriors – Covers walkways, steps, doors, driveways, windows, keeping the weather away from the structure properly, drainage. Is the house in need of exterior repairs? Roofing – roof covering, roof drainage systems, the flashings, the skylights and the chimneys. What is the approximate age of the roof? What is the estimated remaining life of the roof? What is the condition of the roofing structure as well as the shingles? Plumbing – must keep water and gasses in its pipes and away from the interior surfaces. Is there any evidence of water leeks or water pressure problems? Electrical – The inspector covers interior components of the electrical service panels, breakers, and fuses. Do any dangerous electrical situations exist? Are there apparent code violations in the electrical system? Heating – Includes heating systems, vent systems, flues and chimneys. What is the age of the system? Is the system adequate for the size of the house? Has it been maintained properly? Air Conditioner-Covers the cooling system, energy source and central and through wall cooling equipment Interiors – The safety and soundness of your home’s interior will be inspected. Do doors and windows open and close properly? Are floors firm and level? Ventilation - Insulation and ventilation have a huge impact on a home indoor environment. Is the home tightly sealed? Is the home energy efficient? Attached structures – Inspect the condition of any attached structures including garages, sheds and decks. |
