In Construction Management, a qualified construction manager, who ensures that the various stages of the construction process are completed in a timely and seamless manner, oversees the actual construction process. What is the difference between a General Contractor and a Construction Manager? When hiring a general contractor, all responsibilities are relinquished over to the Contractor based on a bid, essentially a guess, as to the costs in the building of a home. The bid is based upon Blue Prints, but the contractor must make assumptions that can favor him financially. By hiring a Construction Manager, you maintain direct control of your expenditures, thus reducing unnecessary costs. A Construction Manager provides management services to the owner during the construction stage of the project. These services may include advice on the time and cost consequences of design and construction decisions, scheduling, cost control, coordination of contract negotiations and awards, timely purchasing of critical materials and long-lead items, and coordination of construction activities.
