What is Construction Management?

In Construction Management, a qualified construction manager, who ensures that the various stages of the construction process are completed in a timely and seamless manner, oversees the actual construction process. This involves the entire procedure of getting the construction permit to the completion of the construction and final walk-through of the finished project.


What is the difference between a General Contractor and a Construction Manager?

When hiring a general contractor, all responsibilities are relinquished over to the Contractor based on a bid, essentially a guess, as to the costs in the building of a home. The bid is based upon Blue Prints, but the contractor must make assumptions that can favor him financially. By hiring a Construction Manager, you maintain direct control of your expenditures, thus reducing unnecessary costs. A Construction Manager provides management services to the owner during the construction stage of the project. These services may include advice on the time and cost consequences of design and construction decisions, scheduling, cost control, coordination of contract negotiations and awards, timely purchasing of critical materials and long-lead items, and coordination of construction activities. Essentially, Construction Management reduces unnecessary costs by eliminating guesswork that is inherent in the standard General Contracting Model.

A general contractor is also responsible for liability insurance and in many cases workman’s compensation for each trade working on the project. When hiring a Construction Manager, unnecessary fees are reduced, supplies are acquired at a discount, trades are hired as independent contractors, and the homeowner controls the final decisions knowing how much each phase of the building costs.

Your superintendent will oversee the day-to-day operations of your project. In addition, the superintendent will build contracts, provide advice, and direct you to names and phone numbers for subcontractors. In short, your superintendent will walk you through every step of building your new home while saving you thousands of dollars. Ryco Development receives discounts for materials passing the saving on to the client.

What it Costs?

Ryco Development uses flat rate pricing based on the time it will take to build you home. By using a flat rate pricing, (General Contractors normally charge a percentage of building costs) you lock in a price that you can count on therefore freeing you to make other financial decisions with confidence. The price does not change once we begin working for you.

Building homes has been a part of my life since I was 16. Having worked in Summit County since 1993, I am skilled in all areas of construction including logs and heavy timbers.
